Ayala Property Management Corp partners with Globe Business for IoT solutions – Manila Bulletin

As the largest property management company in the Philippines, Ayala Property Management Corporation (APMC) needed to digitally transform its operations to provide a better overall experience for staff and customers.

With an unparalleled and award-winning 45-year history of establishing security, APMC is known for quality service and energy efficiency at all of its properties nationwide. These consist of a combination of more than 250 residential buildings, shopping malls, office buildings, parking lots and estates, covering more than 100 million square meters across the country.

Globe Business and APMC

APMC enlisted Intelligent Asset Management from Globe Business to facilitate the creation of APMC’s Property Management Portal, which effectively and efficiently transitions its manual processes to digital.

Before moving to digital processes, APMC was already looking to upgrade its systems for more accurate reporting and faster turnaround times. For APMC, Globe Business’s Internet of Things (IoT) services allow their staff to have a complete view of what their properties need, from stock inventory to machine maintenance. The IoT is an ecosystem of sensors, processes and applications that allow companies to improve their operational efficiency made possible by real-time and post-event analysis. This allows management to make informed decisions.

“Our partnership with Globe Business has allowed us to offer a Computerized Maintenance Management System (CMMS), which includes modules and features customized to meet APMC’s specific needs,” explained Michael F. Magpusao, General Manager of APMC. “These elements include asset management, work order management, database management, material management, reporting, engineering and research, energy and sustainability, health, safety and the environment, and, soon, possible integration with our financial system.”

Magpusao added, “In the midst of the pandemic, APMC and Globe Business continued to develop CMMS to improve productivity and offer faster response times and more accurate reporting.

Once fully deployed, all APMC assets, tools and consumables can be monitored in real time, allowing the company to perform statistical analysis of customer concerns, incident reports, work permits and timely performance of preventive and corrective maintenance of equipment.

Property managers can even automatically receive notifications on all relevant documents due for renewal, ensuring that the business complies with all legal and statutory requirements in a timely manner. The system can also detect and report any problems or delays to management. Property managers also use the CMMS as a database and benchmark of APMC’s best practices, innovations and research initiatives.

Soon, APMC will integrate the facilitation of its budgeting, forecasting, planning and procurement activities into its CMMS.

“In a nutshell, our CMMS will allow management to monitor the overall performance of our properties, which will essentially give us a national overview of our portfolio, in seconds,” says Magpusao.

Beyond the streamlining of processes, the CMMS is aligned with the sustainable development objectives of APMC and Globe Business. With the introduction of digitization and automation, APMC is already planning to reduce paper use at each of its properties by up to 70% – and the company is committed to further developing its environmental and durability, according to Magpusao.

Ultimately, Globe Business and APMC believe such efforts have a lasting impact on nation building.

“As APMC, Globe Business is committed to the protection of the environment, as well as the health and safety of our employees, customers and communities, in our pursuit of sustainable development for all Filipinos,” said Peter Maquera, vice -senior president. for Globe Business, company group. “We are on track to achieve this through our digital transformation efforts.”
